Since 1st April 2021 - ALL Tenancies require an ๐๐ฅ๐๐๐ญ๐ซ๐ข๐๐๐ฅ ๐๐ง๐ฌ๐ญ๐๐ฅ๐ฅ๐๐ญ๐ข๐จ๐ง ๐๐จ๐ง๐๐ข๐ญ๐ข๐จ๐ง ๐๐๐ฉ๐จ๐ซ๐ญ (๐๐๐๐) ๐:
1๏ธโฃ If you are a Landlord without an EICR for your rented property, you ๐ฆ๐ฎ๐ฌ๐ญ have it done... It is a LEGAL requirement ๐ฉโ๏ธ
2๏ธโฃ Think of it like the MOT on a car ๐: You have a test for a fixed price, then any remedial works required to pass are extra ๐
3๏ธโฃ When complete, you are required to supply a copy of the written report to your Tenants ๐จ๐ฉ
4๏ธโฃ Remedials must be completed within 28 days of the report - sometimes shorter if the breach is considered seriousโ
5๏ธโฃ Local Authorities can enforce ๐ฉ๐๐ง๐๐ฅ๐ญ๐ข๐๐ฌ of up to £30,000 per breach! ๐ฐ๐ฐ๐ฐ
๐โ๏ธ My report says I need a new EICR every 'Change of Tenancy'... Is this correct?... No!

The regulations require that electrical installations are tested at regular intervals - most EICRs valid for 5 years ๐ฅ

During this time the report REMAINS VALID and can be given to ANY Tenants who move into the property over the period ๐
โ There are a small number of inspectors who do not appear to be following the requirements!! ๐คทโ๏ธ
โ Sometimes the EICR will state, ‘Five years, or until a 'Change of Tenancy’ ๐
โ This is a holdover from OLD GUIDANCE for inspections of social housing ๐
โ 'Change of Tenancy' is not a specific time period therefore it will NOT affect the validity of the EICR ๐
If your report includes, 'Change of Tenancy' speak to the inspector and ask them to contact their trade body, they should re-issue accordingly - NOTE: the validity will not be affected, it's just to avoid confusion ๐ต
