⥠Why do this now? To help shape and influence the UK Government’s Renters’ Reforms White Paper which is due to be released in 2022 đ
⥠Topics of discussion include: Deposit reform, energy efficiency targets, digitalising possession claims and bringing forward new mandatory grounds in favour of fair access to justice (and whether Section 21 should be abolished) đ«
⥠Plus, the need for better consumer protections whilst ensuring existing Landlords stay in the market (and new Landlords enter!) đŠ
⥠Lifetime deposits should include a range of ‘passporting’ options and explore requirements to have a written Tenancy Agreement and Inventory đđ
⥠Ensure Universal Credit is adequate and more effective đł
⥠Review taxes affecting Landlords and support future investment in the sector whilst avoiding rent controls đč
⥠Support the sector to reduce its carbon footprint through setting achievable Energy Performance targets, and to provide grants and use tax breaks to incentivise landlords to finance energy efficiency improvements đŻ
⥠Extend redress membership to Landlords who self-manage đ§âïž
⥠Ensure that the redress schemes are all operating to the same criteria đ
⥠Central government should take the lead in funding, developing and running a National Landlord Register đ
⥠Widen access to the Database of rogue Landlords and property agents (and make it publicly available!) đ
⥠Regulate Letting and Estate Agents across the UK â
⥠Introduce enhanced digital Right-to-Rent checks đ
Improve and increase local authority enforcement and inspections đ
⥠Money laundering supervision to include Letting Agents đž
⥠Consider the case for a Housing Tribunal đ©âïž
⥠Improve efficiencies to the existing possession process, digitise possession claims and enhance dispute resolution đ€
⥠Automatic right to a High Court Enforcement Officer and privatise County Court Bailiffs đ
⥠If the UK Government remove Section 21 it should be replaced with a system that makes all grounds mandatory â
